Gas Safety Certificate

As a landlord, you are responsible for the safety of your tenants.  You must ensure that appliances are working correctly and guard against the dangers of carbon monoxide.

Therefore, every rental property that has any sort of gas appliance, whether it be a central heating boiler or a gas stove or even a gas fire, requires a Gas Safety Certificate.  These certificates can only be issued by a technician registered with the Gas Safe Register.  The Gas Safe Register superseded CORGI (Council for Registered Gas Installers) as the sole legally recognised gas safety register in the UK on 1st April 2009.  Certificates are valid for a year from the date they are issued.

We can instruct a registered technician to carry out a gas safety inspection at your rental property and hopefully issue you with a gas safety certificate.

Smoke Alarms and CO Alarms (from 1st October 2015)

It will be a legal requirement that private rented sector landlords will be required to have working smoke alarams on every floor of their property and carbon monoxide alarams in rooms where a solid fuel heating system is installed.  Alarms must be tested at the start of every new tenancy.  The regualtions do not stipulate the type of alarm to be isntalled; rather, landlords should make an informed decision and choose the best alarm for their circumstances and property,  Landlords who fail to comply with the the duties outlined in the regulations may be subject to a civil penalty.


Landlords providing residential accommodation have a legal duty to ensure that the risk of exposure  of tenants to legionella is properly assessed and controlled.
