Rent Guarantee Insurance

If you are considering Letting or renting property on the Isle of Wight, any perspective landlord or Tenant should take time to consider what might happen if they cannot pay the mortgage or rent.

Whilst tenants are vetted both financially and professionally and they may be very good tenants, circumstances can change at any time and this could affect the tenant's ability to pay their rent.

Landlord insurances will offer packages that may include some of the following:

- Full legal cover for eviction, which can cost around £800.00 and specialists to deal with it.

- Rental payments of up to 12 months.

- 50% of rent paid for the first few months after vacant possession has been obtained, whilst you find a new tenant.

It is not essential that Landlords take out this insurance when renting out their property, but if you are reliant on the income from renting to pay the mortgage it is advisable to look into this safeguard insurance more thoroughly.

Tenants can also take out insurance to cover paying rent should your situation change, this can be of great comfort if you have a family to protect.
